aims to encourage good design by concentrating on issues of
scale, height, massing, layout and parking. This SPD was
adopted in March 2012.
Exemplar Neighbourhood
Development Framework SPD
This major redevelopment proposal covers approximately 100
acres close to Gateshead town centre. Taking in an area from the
edge of Gateshead town centre to the Felling bypass and
Sunderland Road, the new neighbourhood will create hundreds
of new homes on ‘brown field’ land.
The purpose of the Exemplar Neighbourhood SPD is to set
out development principles for residential led development,
ensuring high quality design and encouraging innovation in the
Southern Gateway.
The SPD provides an analysis of the neighbourhood in its current
form as well as supplying guidance on how the neighbourhood
could be developed, including indicative layouts. This SPD was
adopted in July 2013.
Coatsworth Road Conservation Area
Management Strategy SPD
Gateshead Council has successfully bid for a Townscape
Heritage Initiative (THI) on Coatsworth Road in Bensham and
Saltwell, which will bring in over £1.9 million of investment over
the next 5 years. The project will run from December 2012 –
December 2017 and will deliver:
grants to repair and restore 25 priority historic buildings on
Coatsworth Road;
grants to bring empty properties back into use;
some public realm improvements; and
activities to involve local traders in supporting small
businesses, and local people in maintaining buildings and
practical skills, and improving the local knowledge of
conservation, design and planning
We hope that by restoring the historic environment, the quality of
life for people living, working and shopping on Coatsworth Road
will be improved. This SPD was adopted in February 2013.
The Infrastructure Strategy and the Community Infrastructure
Levy (CIL) will be produced alongside Planning for the Future
Core Strategy and Urban Core Plan for Gateshead and Newcastle
upon Tyne 2010-2030.
The Future
The above is the current situation as of July 2014. As the Local
Plan is progressed the policy picture will change. Changes at
national level through the National Planning Policy Framework
may also lead to planning policy changes. Please see our useful
